Moving in
Nivika Compact Living
Nivika Compact Living is the landlord and therefore responsible for the property management. If you have any questions regarding your lease, termination of lease, invoices, rent or deposit contact Nivika via e-mail (jonkoping@nivika.se ).
The rent
The rent is paid in advance, meaning you pay the rent for example for November latest on the last day in October. The rent should always be paid before the last weekday of each month. If the rent is not paid in time, Nivika will send you a reminder and charge a reminder fee for every sent reminder.
All invoices will be sent to you by email. If you do not receive the invoices, it is your responsibility to notify Nivika about the missing invoices. The most common reason why tenants do not receive the invoices is that Nivika have received an incorrect email address from the tenant or from Jönköping University. If you do not receive the invoice latest on the 20th of the month before it needs to be paid, you must contact Nivika. Please check your junk mail before you contact Nivika.
The invoice can be paid by international bank transaction (IBAN) in Euros, US dollar or SEK. Make sure your bank converts to the correct currency rate and adjust for eventual transaction fees.
Always state the OCR number from the invoice (and only that number) in the message/detail field on your payment. Otherwise our system will not recognize who made the payment. Do not write your apartment number on the payment, only the OCR number from the invoice. All invoices have unique OCR numbers, meaning it is unique number from month to month. Therefore, it is very important that you state the specific number from the invoice you are paying, so we know which month the payment is done for. If your bank doesn’t allow you to type in the whole OCR number due to character limitations, you can remove the first 3 digits of the OCR number.

Deposit
A deposit must be paid together with the first rent. The deposit will be held as a security during your rental period. If everything is in order after the final inspection when you move out, the deposit will be refunded to you (see p.13 “Returning of deposit”).
