Moving out

Termination of lease

The termination of tenancy contract must always be reported latest three months before the planned moving out date. The termination is always valid from the end of a month, even if the contract is cancelled in the beginning or in the middle of a month. To cancel the contract, send an e-mail to: jonkoping@nivika.se .

Once notification has been confirmed you will receive an e-mail from Nivika with further instructions. The confirmation e-mail will be sent to you latest 10 days after you notified Nivika of your cancellation. The cancellation is valid from the month that you notified Nivika, regardless of when you receive the confirmation e-mail.

Wish to move out before the cancellation period ends?

You are not allowed, in any circumstances and regardless of reason, to sublet your apartment. You are responsible for the apartment till the cancellation period ends, and you are obligated to pay the rents during this period.

If you wish to move out earlier, send an e-mail with your request to jonkoping@nivika.se . Nivika will answer you shortly after. If all our apartments are rented and we still have students who applied for apartments in the waiting list we can consider freeing you from the rest of the cancellation period. However, if we have available apartments, we must rent them out before we can free you from the cancellation period. It does not matter if you find a student who is willing to rent the apartment instead of you, we will still not let you sublet the apartment or free you from the cancellation period unless all our apartments are rented.

Inspection

After the cancellation you must contact jonkoping@nivika.se and book an inspection latest 2 weeks prior to the date you wish to move out.

We check the following during inspections (cleaning and damages)

  • Bathroom:
    • The drain in the bathroom. Remove the plastic cap/ stainer and clean all the dirt and hair under the cap and the drain.
    • Clean the toilet seat, basin, cabinet, mirror and waterpipes. Clean the shower head, the shower house and tap from water stains.
    • Remove all stains from the bathroom walls.
  • Bed and underneath the bed:
    • The mattress cover must be straightened.
    • The duvet washed and placed with the pillow.
    • Vacuum clean the bed from hair and dirt.
  • Kitchen:
    • Clean all the shelves and cabinets.
    • Wash all kitchen utensils.
    • Remove all stains/burn marks from the stove. The easiest way to do this is with steel wool.
    • Clean the kitchen covers and the kitchen fan from fat and oil stains.
  • Doors and windows:
    • Clean the entrance and bathroom door.
    • Window outside and inside.
    • Clean the radiator from dust.
  • Desk must be cleaned from stains and dust. The desk chair must be cleaned and vacuumed from dust and dirt.
  • Wardrobe: Clean out the wardrobe and all drawers.
  • Walls: Make sure to clean all marks and stains from the walls and the roof.
  • Floor: the floor should be vacuumed and then swept through with a damped mop. Be careful not to pour water over the floor, it can cause water damages!
  • All appliances should be empty and cleaned inside as well as outside. The refrigerator/freezer must be defrosted and then emptied and cleaned. Be aware while defrosting the fridge/freezer, a lot of moisture and melted ice can drip out and on to the floor. You can borrow a plate that can be used to protect the floor from damage. Email NCL@nivika.se if you wish to borrow one.
    • The oven and plate must be cleaned with proper oven cleaner.
    • Damages to the apartment/room
    • Damages to furniture, utensils and appliances.
    • Functioning light-bulbs
    • The ventilation pipes.

Refund of deposit

Given that you have sent the correct bank/account information to Nivika, that the apartment is thoroughly cleaned according to the instructions and that the apartment is not damaged (caused by you), you will have your deposit returned within 6 weeks from your last contract date. If you have not received your deposit within 6 weeks, please send an email to jonkoping@nivika.se

 We deduct from the deposit if:

  • The room/apartment is not cleaned to a satisfactory standard at the time booked for inspection.
  • Personal belongings are not removed from all storage and living areas at the time booked for inspection.
  • There are damages which have not been reported earlier
  • Anything in the apartment is missing.
  • Keys are not returned.
  • Unpaid/missing payments from tenant.
