Office Building at Bredasten, Värnamo We have constructed an office building with prime visibility along the E4 motorway at Bredasten in Värnamo. The premises include Nivika’s headquarters occupying two floors, while the remaining floors are designated for external leasing.

The project was executed with a strong focus on sustainability, resulting in a significantly reduced environmental footprint during construction. The building’s structure is a hybrid frame, combining both concrete and timber. The use of concrete has been minimized in favor of timber, with certain timber elements intentionally exposed as part of the interior design.

The building’s hybrid frame was supplied by Prefab Småland and Torps Byggelement, who have developed an innovative structural system combining concrete and glued laminated timber, known as a “hybrid slab.” The hybrid slab reduces concrete usage by approximately 75% compared to traditional construction, significantly lowering the CO₂ footprint. This structural system was developed in collaboration with Roberto Crocetti from KTH and Timber Bridge Specialists, who are recognized for their unique approach to hybrid construction.
