SUSTAINABILITY – AN INTEGRAL PART OF EVERYTHING WE DO

With our roots in Småland and headquarters in Värnamo, we often say that “Nivika – this is real estate the Småland way”. People from Småland are known for their perseverance, ingenuity and resourcefulness. Since its inception, Nivika has been characterised by a long-term perspective and sustainability. What is sustainable in the long run is also, in most cases, economically sound. By investing in sustainable properties, carefully selecting materials for construction and refurbishments, using local suppliers and maintaining close relationships with our tenants, leasing and property management become more sustainable and efficient over time.

Sustainable business – with proximity and commitment

Our operations are guided by the vision of owning and managing high-yield properties for generations, based on Småland prudence, and of being the natural choice for tenants. Sustainability is integrated into our operations and permeates both property management and development of the portfolio. Our overarching objective is to secure an attractive property portfolio with long-term resilient value, without negative impact on people or the environment.

Agenda 2030

We focus our sustainability efforts on the areas where we have the greatest impact and thus the greatest opportunity to contribute to positive development. Nivika contributes to the fulfilment of Agenda 2030, with particular focus on selected sub-goals.

We have four strategic focus areas within sustainability: environment and resource use, sustainable urban development, sustainable employees and long-term value creation. Together, these areas encompass Nivika’s operations and their impact, risks and opportunities from a sustainability perspective.

ENVIRONMENT

Environment and resource use

We build, manage and develop properties in a resource-efficient manner with a focus on climate impact. Ensuring that our properties are energy efficient, have low climate impact and contribute to a functional and healthy indoor environment is of key importance. It is in and around our properties that we can make the greatest contribution to minimising environmental impact, and we therefore focus on measuring, reporting and improving the climate impact, environmental performance and energy use of our properties.

Acting responsibly in our relationships with customers, suppliers and partners is essential to trust and to our ability to build long-term successful business relationships. We place strong emphasis on ensuring financial stability, responsible relationships throughout the value chain and compliance with Nivika’s Code of Conduct.

Science-based targets

Our climate targets have been validated by the Science Based Targets initiative (SBTi). The targets are aligned with the 1.5°C goal of the Paris Agreement and follow the new global standard for the construction and real estate sector.

The approval confirms that Nivika’s targets for reducing greenhouse gas emissions are science-based and meet the highest level of ambition according to SBTi’s classification. Nivika thereby commits to reducing greenhouse gas emissions across the entire value chain until 2034.

Based on 2024 as the base year, Nivika shall:

  • Reduce direct emissions (Scope 1) by 58.8%
  • Reduce operational emissions (Scopes 1, 2 and 3) from owned and leased buildings by 63.2% per m²
  • Reduce emissions from new construction (Scope 3) by 56.8% per m²
  • From 14 August 2025, not install any new fossil fuel-powered equipment in properties owned or financially controlled by the company

Award for sustainable value creation

Nivika has been awarded Symbios 2025 as one of three companies in Sweden, recognising companies that combine profitable growth with long-term responsibility. The award is presented by the management consultancy firm Eidra and is based on a comprehensive analysis of more than one million Swedish companies, where both financial performance and sustainability aspects are assessed. The jury highlighted Nivika’s ability to integrate commercial success with environmental and social responsibility.

In 2024, Nivika joined the UN Global Compact. The UN Global Compact is a United Nations initiative that encourages companies worldwide to act responsibly and sustainably. It is based on ten principles covering human rights, labour, environment and anti-corruption. Participating companies are expected to integrate these principles into their operations and to report annually on their progress.

LOCAL COLLABORATIONS

Hållbarhetslöftet

Hållbarhetslöftet (eng: The Sustainability Pledge) for companies is part of Jönköping County’s efforts to achieve Sweden’s environmental objectives and the global goals for sustainable development in Agenda 2030. The initiative focuses on environment and climate, while often also generating positive synergies across several sustainability areas.

Växjödeklarationen

Växjödeklarationen (eng: The Växjö Declaration) is a framework through which the municipality of Växjö collaborates with companies, organisations, civil society and the public sector to encourage contributions to Sustainable Växjö 2030. Through the declaration, participants demonstrate their commitments to supporting the transition to a sustainable Växjö. The declaration is linked to the sustainability programme Sustainable Växjö and covers all dimensions of sustainability.

Healthy business ethics

Code of Conduct

Commitment, honesty, joy and sustainability are Nivika’s core values. These values guide our daily work and the relationships we build with colleagues, customers and partners.

The Code of Conduct describes how Nivika’s employees are expected to act in the workplace and in business dealings. It also sets out what Nivika expects from its employees and business partners, as well as what stakeholders can expect from us.

Whistleblowing

Nivika’s whistleblowing function enables employees and individuals who, in a work-related context, have gained access to information about misconduct to report serious irregularities that might otherwise not be reported.
